Man, I had to learn the hard way on fences and property lines. Here's the quick version if you want to hear a crazy story:

Sometimes in life, previous home owners/neighbors decide to informally "trade land" and "make up" their own property lines. They also may chose not get them surveyed/legally recorded. Then they choose not to disclose that information when the home is sold. Don't assume an old fence line is really the property line! This was a VERY tough and expensive lesson for my Wife and I on our 1/3 ac home lot that we purchased in 2012.

If its just an old fence or landscaping, it might not be that big of an issue, as long as the adjacent home owners are aware and all ok with it (yet still not a good idea IMO). The real issue for us came when our neighbors (which were very close friends BTW) informed us they were planning to do a large driveway extension 12' X 30' almost entirely across our property... oh, and build a carport over it. LOL. Yep, permanent structures on someone else's legal property!

Things really hit the fan when I told them my Wife and I were not ok with that... I kindly explained if either of us ever go to sell our home that will be a huge headache and likely create some legal issues, hold up a home sale, etc. They informed me that a strip of my backyard and privacy trees were technically on their property and they are going to take spiteful pleasure in tearing that down and re-claiming that.

Long story short, I'm on year 3 of "re-constructing" my property. We have paid for legal Surveying, 250+ feet of new fence and lots of new professional landscaping, all to the tune of about $20K. We lost the better part of our backyard, but gained a massive (and very nice) side-yard with a view of the ocean. So we didn't lose land, but the property is very different now... yet legal, so that's good.

My Wife and lost some very close friends/neighbors over the whole debacle. Sad... I wish none of it ever happened to be honest.

PS. sorry to jack your journal with this, but I do like to tell my friends this story in hopes it helps someone down the line.
You should have commenced an action for transfer of the backyard strip to you under the right of adverse possession.  Many common law jurisdictions have passed legislation to modify in some form the common law rights.  If you're going to lose good friends and neighbours you may as well do it in style Smile  BTW, who just decides to build stuff on their neighbour's property and then gets butt hurt when they don't like it??

Oh trust me, I looked into that. At least in my state you have to show at least 7 years of documented improvements, maintenance, etc. We weren't quite at the 7 year mark yet.
Plus we just wanted this nightmare resolved ASAP and didn't want to deal with courts, lawyers, etc. In the end, we didn't actually lose any land... the shape of the lot just changed (back to its original, legal state).

I'm honestly enjoying the partial ocean/island views... and the sunsets looking NW off the side yard are amazing. The real bummer is we lost our friends. But then again, after the way they acted, were we ever really "friends"?

So I broke down and ordered a Leaf Twig. I had some PayPal credit, etc and figured might as well just jump in.

Very excited to see what it's like. I was originally eyeing the twig-thorn, but I have sensitive skin and I see Gus uses the Twig. He gets an easy BBS, so I think it should work out for me too.

Well, I received my Twig this afternoon and immediately shaved with it. I used half of a Personna Comfort coated blade. I got an nice close shave, and it was fairly easy. It was a lot less mild than I expected, with more blade feel that I thought it would have. Nonetheless, it was a good clean shave and I'm looking forward to Wednesday and shave 2 with the same half blade.

So far, it's fairly impressive. I know, though use, I'll get more acclimated to it. Hopefully I'll find that it's for me. Time, and more shaves, will tell.

Have a good evening DFS![Image: 5bc76ad58d75c45afbdb74e918f54de5.jpg]

Well tonight's shave was a bust. I don't know if it was the soap I used, or something else, but man was it rough. About halfway through I had to switch to my Henson Aluminum to be able to finish the shave. Definitely no good for me. I like a razor that can finish a shave, Even if something is causing irritation. The Hanson is definitely milder, but still just as efficient.

I'm going to give it another shave or two. I definitely want to love it, but Im not going to force it.

Short post tonight. I'm working without Tapatalk, as there's some issues. Hopefully it's sorted out soon.

Have a good evening folks!

Thanks Dave. It's no biggie. If it's not for me, I'll send it off to the BST.

Hey that rhymes. Lol.

Just got my order in for Hendrix Classics Havana Breeze shave soap (released today).  Yea!

I've been using a sample that Pete has graciously sent me... It's almost gone (yep, that good).

Also grabbed some of his White Star line, as I've read good reviews on it from SHAVEWIZARD420 .

This is a good day!
